What an assessment covers
What a fire risk assessment looks at
The assessment considers the matters that affect fire safety in your building, where they are relevant to the premises and how it is used.
Fire hazards and ignition sources
Where a fire could start, what could fuel it, and how those risks are controlled day to day.
People at risk
The needs of staff, residents, visitors and contractors, including anyone who may require assistance in an emergency.
Existing fire precautions
Existing precautions, such as fire detection, fire doors, compartmentation and emergency lighting, including their apparent condition and maintenance arrangements.
Escape routes and warning
Whether people can be warned and can leave safely, including route lengths, obstructions, exits and signage.
Emergency planning
How an emergency would be handled, including procedures, assembly arrangements and information for the people who use the building.
Fire safety management
How fire safety is managed, including responsibilities, records, routine checks and changes to the premises.
Responsibility
Who is responsible for fire safety?
For premises covered by the Fire Safety Order in England and Wales, the responsible person must ensure that a suitable and sufficient fire risk assessment is carried out and reviewed regularly. This may be an employer, owner, landlord or another person or organisation with control of the premises.
More than one party may have responsibilities, particularly in shared buildings. Appointing an assessor provides professional support, but does not transfer the responsible person’s duties to the assessor.

What you receive
A clear report and proportionate recommendations
Your report explains the significant findings and priorities so you can plan appropriate action.
Clear findings
Reports are structured so the significant findings and the reasons behind them are easy to follow.
Prioritised recommendations
Recommendations are practical and proportionate to the risk, so effort goes where it matters.
Independent advice
Apex assesses and advises only. It does not install fire safety equipment or carry out remedial work.
Ongoing fire safety management
The report provides a basis for action. Fire safety arrangements and the assessment should remain under review as the premises, occupants or activities change.
Questions
Fire risk assessment questions
Short answers to common questions. If yours is not here, call or email Apex.
Who needs a fire risk assessment?
The responsible person must arrange an assessment for premises covered by the Fire Safety Order in England and Wales. This includes most workplaces and commercial premises, and the common parts of multi-occupied residential buildings. Contact Apex if you are unsure about the assessment your premises require.
How often should an assessment be reviewed?
Review the assessment regularly and update it when significant changes affect fire safety, or if there is reason to believe it is no longer valid. Changes to the layout, use or occupancy of the building, or a fire or near miss, may prompt a review. Apex can discuss an appropriate review approach for your premises.
What do you need to give me a quote?
The type of building, its address or postcode, roughly how big it is, how it is used, and whether people sleep there. Any existing assessment or plans help but are not essential.
Does Apex work outside the Midlands?
Apex is based in Stratford-upon-Avon and works across the Midlands. Work further afield can be considered depending on the building, the scope and the travel involved.
